Getting the Ground Ready to Build On
Site prep is everything that has to happen between a piece of raw ground and a builder who can actually start. Clear the footprint, get equipment in and out, put the building pad where it should be, and route the utilities and the septic before anything permanent lands on top of them.
Done in the right order it disappears into the schedule. Done in the wrong order it is the reason a build slips a month, because the crane cannot get in, or the septic field ended up under the driveway.
What Site Prep Covers
- ✓Clearing the building footprint and the working area around it
- ✓Construction access so concrete and delivery trucks can reach the site and turn around
- ✓Cut and fill to place the building pad at the right elevation
- ✓Pad construction and compaction for houses, barns, shops and slabs
- ✓Routing and rough-in coordination for water, power and septic
- ✓Topsoil stripped and stockpiled for reuse rather than buried
- ✓Erosion and sediment control while the ground is open
- ✓Rough grading around the structure so it drains from day one
Sequencing Is the Whole Job
This is where the efficiency argument stops being marketing and turns into money. On a new build the same machine is wanted for the pad, the driveway, the septic and the trenching, and those four jobs have an order. Doing them in that order means one mobilization, one set of tracks across the site and one round of cleanup. Doing them as four separate calls over five months means paying to bring a machine back four times and repairing the site in between.
That is the argument for having the excavation conversation early, before the driveway is placed and before the septic system is designed into a corner.
New Homes, Barns, Shops and Outbuildings
The same work applies whether it is a house, a pole barn, a shop or a slab for equipment. Smaller structures are often simpler, although access and drainage still decide most of the cost.
Related: foundation excavation for the hole itself, driveways for permanent access, and land clearing where the site needs opening up first.

Common Questions
How long does site prep take?
On straightforward ground with good access it is often a week or less. Steep sites, heavy clearing, long access runs or material that has to be hauled off can extend it. The honest answer needs a look at the property.
What is the best time of year for excavation in the Yampa Valley?
Late spring through fall is the working season for most of this work. Early spring is often too wet and too soft to be worth it, and hard frost in late fall stops some jobs. The most common scheduling mistake here is calling in June for work that needed to be booked in March.
Do you strip and save the topsoil?
Yes, wherever there is somewhere sensible to put it. It is a genuine asset for the finish grading and landscaping later, and burying it under fill means buying it back in.
Can you work with my builder or architect?
Yes, and we would rather. Working to their drawings and their elevations from the start avoids the version of this where the pad is right by our measure and wrong by theirs.
