Lake George sits just under 8,000 feet on US 24, about 45 miles from Colorado Springs, on the edge of the Pike National Forest. Just up the road, Eleven Mile State Park holds a 3,405-acre reservoir on the South Platte at the southern end of South Park, with Pikes Peak Granite exposed along the river.

This Is Where the Hayman Fire Began

The Forest Service’s account of the 2002 Hayman Fire places its start just south of Tarryall Creek and County Highway 77 near Tappan Mountain, and it cites the weather recorded at Lake George near the fire start. The fire went on to burn more than 138,000 acres.

Park County’s wildfire protection plan lists Lake George as particularly vulnerable, in an area with large tracts of National Forest and a very high history of fire. For most forested lots here, defensible space and fuels reduction is the most valuable dirt-and-timber work you can do.

Granite, Timber and Access

With granite close to the surface in places and timber on most lots, a building site near Lake George usually needs clearing before excavation and a close look at what is underneath before anyone promises a depth. We look at the ground first and plan the site preparation around it.

Properties that take their access straight off US 24 need a Colorado Department of Transportation access permit, and a new driveway onto a county or private road needs Park County’s driveway cut permit. Both are worth sorting out before the machine shows up.

A Note on Septic

Septic permits and site evaluations in Park County go through the county’s Environmental Health office. Our installer registration is a Routt County one, so we do not quote septic systems around Lake George based on it.
