Yampa and Phippsburg are the closest towns to us of anywhere we work. Toponas is a few minutes down the highway, which makes this our home ground in the most practical sense: we are here anyway.
Ranch Country, and It Changes the Work
This end of the valley is working land more than it is subdivision, and the job list reflects that. Less new-build site prep, more of the dirt work that keeps a property functioning: access tracks, feeding areas, ditch work, ponds where the water rights allow, culverts, and pads for hay sheds and equipment.

Septic Systems
Almost everything out here is on septic. New systems for builds and cabins, and replacement work on systems that have reached the end of their life. These are Routt County OWTS permits, and David is registered with the county to install them.
Driveways and Access
Long driveways and shared access roads are the norm rather than the exception here, and they take a beating from runoff and from frost. The economics of maintaining them on a sensible cycle are much better than the economics of rebuilding them, particularly when several owners share the cost.
Phippsburg
Phippsburg sits just north of Yampa along the highway, and the work there is essentially the same: rural parcels on septic, private access, and drainage that has to cope with a hard spring. We have not built it a separate page because it would say the same things this one does.
Winter Is a Real Constraint Here
At this elevation the working season is shorter than people plan for. Ground that is frozen or saturated is ground you should not be excavating, and the honest advice is often to book earlier rather than to push a job into conditions that will make it worse. If you know you need work next year, talk to us this year.

Earlier than feels necessary. The working season at this elevation is short, and the jobs that go wrong are usually the ones pushed into ground that is frozen or saturated because they were booked late.
