Start With the Fire Question

Stagecoach is a wildland urban interface area, and it does not need convincing of that. The Muddy Slide Fire burned in this part of South Routt in 2021, close enough that people here watched it happen. Since then defensible space has stopped being an abstract recommendation and started being something insurers ask about and owners actually schedule.

Access and Egress in the Subdivisions

The subdivisions around Stagecoach Reservoir have the classic interface problem: single access roads, narrow in places, with vegetation grown in close to them. That is both a daily inconvenience and a serious constraint in an evacuation, and it is fixable with road widening, turnaround construction, ditching and clearing back from the edges.

Septic and Building Work

Stagecoach properties are on septic, and these are Routt County OWTS jobs that David is registered with the county to install. New systems for builds, and replacements on the older systems that are now reaching the end of their working life.

There is also steady new construction here, which means pads, driveways, foundations and utility trenching, ideally sequenced together rather than as four separate calls.

Water Coming Off the Slopes

A lot of building here is on ground with real slope to it, and slope plus a fast spring melt is the recipe for a washed-out driveway and water arriving somewhere it should not. Getting the grading and the culverts right is worth more here than in flatter country.
