When a Septic System Starts Telling You Something
Septic systems rarely fail all at once. They give you months of small signals first, and the signals are easy to explain away until the day they are not. The common ones:
- ✓Drains slowing down across the whole house rather than in one fixture
- ✓Gurgling in the pipes when a washing machine or bath empties
- ✓A patch of ground over the leach field that is greener, softer or wetter than everything around it
- ✓Standing water or a smell over the field, particularly after heavy use or spring runoff
- ✓Sewage backing up into the lowest drain in the house
One slow drain is usually a plumbing problem. All of them at once, or anything wet or smelling over the field, points at the system. The distinction matters because it decides who you should be calling.
Repair, or Replace?
This is the question worth getting an honest answer on, because the two are not close in cost. A tank problem, a broken line, a failed baffle or a crushed pipe is usually a repair. A leach field that has stopped accepting water has generally reached the end of its life, and patching it buys you a season rather than a decade.
We will tell you which one you are looking at, and we will tell you if the answer is the cheaper one. There is no version of this business that works if we talk people into replacing a system that did not need replacing.
Selling a Property
A septic inspection is a normal part of a rural property sale in Colorado, and a failed one stalls a closing at exactly the point where nobody has any time. If you are getting ready to list, it is worth knowing what the system is going to do before a buyer finds out for you.
Replacement Work
A replacement is a new install with an existing system in the way, so it carries everything on the septic installation page plus the removal or abandonment of the old system to county standard. It needs a permit the same way a new system does.

Common Questions
How do I know if my septic system is failing?
The clearest signs are slow drains throughout the house at the same time, gurgling pipes, and wet, unusually green or smelling ground over the leach field. Any of those together are worth a look. A single slow fixture is more likely to be a plumbing problem than a septic one.
Do I need a septic inspection before selling my house in Colorado?
It is standard practice on rural property sales, and buyers and lenders generally expect one. Getting ahead of it is the cheaper path, because discovering a failed field during a contract gives you no time and no negotiating position.
Can a leach field be repaired instead of replaced?
Sometimes, and it depends on why it failed. A field that is saturated because of a broken line or a drainage problem coming from somewhere else can often be saved once the actual cause is fixed. A field that has simply reached the end of its working life cannot, and spending money on it is spending money twice.
How quickly can you get out to look at it?
We will get to you as soon as the schedule allows during normal working hours, Monday to Friday, 8:00 AM to 5:00 PM. We do not advertise same-day or emergency response, because we would rather tell you the truth about the schedule than promise something we cannot hold.
